OTHER CHARGES PAYABLE AT THE TIME OF POSSESSION
  • One year maintenance charge will be payable in advance at the time of possession
  • Installation of Dual Electric Meter.
*NOTE:
  • The Price of the flat is inclusive of Basic sale price, External development charges, Fire Fighting charges, one Open Car Parking(till available), One time Lease Rent and Club membership charges.

  • Car Parking can be upgraded from open to covered by paying Rs. 1,00,000/- extra

  • Back up DG power extra @ 15000/- per KVA.Minimum 2 KVA for 1 & 2 BHK and 3 KVA for 3 and 4BHK apartments & option to be exercised before Possession.

  • The price does not include wardrobes and Kitchen cabinets.

  • PLC extra will be charged

  • All applicable taxes, including service tax, extra.

TERMS & CONDITIONS
  • Cheque/Bank Draft to be issued in favor of “Stellar Constellation Projects Pvt. Ltd.” payable at Noida /New Delhi .

  • Registration, Stamp Duty and any applicable taxes shall be payable at the time of Possession.

  • The Super area includes the covered area plus the proportionate area under common corridors, passages, staircases, mumties, projections, water tanks, lift wells etc.

  • Price is escalation free for the Apartment booked.

  • All building plans, layouts, specifications are subject to changes and modification as decided by the Company, Architect or any other competent Authority.

  • Timely payment of the installments is the essence of the Agreement.

  • 1 sq.mt. = 10.764 sq.ft.

  • The terms and conditions of sale stated herein are only indicative and are subject to detailed terms and conditions in the Agreement to Sell/Flat Purchase Agreement

  • Price list and payment plan can be changed without notice at sole discretion of the Company.

  • Those who book by 15th August 2010, the Company shall hand over the possession of the apartments by 15th August 2012 .In the event the builder is not able to hand over the possession of the apartments on that date, then the Company will pay penalty to its customers @12% per annum for every month of delay in handing over the project beyond the committed date on the paid up amount.
